Relocation for house hacking

Hey, BP - Happy New Year!

So I've done a small amount of research on house hacking. I love the idea! I've seen a lot of posts about investing in your own area to start with (meaning where you actually live). It seems intuitive and easier then trying to find a property halfway across the country. My problem is that where I currently live, there really aren't many multifamily properties for sale. When i do a search on Zillow or Loopnet, for the area, It seems like there's great opportunity for single family homes. That's not what I'm looking to do, though. Maybe it's bad timing and I should wait a while to see what happens. 

BP - what are your thoughts on relocating (to another state) for house hacking? Anything I should be prepared for? Anyone have a, "I wish I knew then what I know now" story for me?
