$30k to invest in $30k market

Hi everyone I just need some advice and feedback. So I have $30k to invest in the market where houses are going for around $30k but my problem is I want to buy multiple properties but no banks will finance deals under $50,000. So what advice could I get? Could I get a HELOC on a property if I bought the first one with all cash and use that money to buy my next one and so on? I'm pretty much looking to snowball my initial 30k into multiple properties and work my way up to more expensive properties. Please all you pros and seasoned investors out there give me some insight and advice

That's great Keith Rivera . I just recently purchased my second under 30K SFR and am in the process of renovating it. The tenant in my first SFR just reneeed their lease for year two and it is cashflowing well.
