1st offer is harder than you think

After performing my due diligence of running the numbers/comps like 15 times on my first lead. I meet with the seller and gave him my offer price and was aggressively denied, I'm pretty sure I pissed him off. It was a learning experience.

I never thought it would be that hard to look a seller in the eye and give such a low offer but @%#$ that was hard. I negotiate projects/sales/deals all the time at work, without a problem. It's just different to me when talking to a home owner. I'm sure I will get accustom to it with time.

I also took to long to really close the deal. I wasn't really ready yet but this deal fell in my lap and I botched it by taking 3 weeks to get my numbers straight. Oh well better luck next time and it was great practice.

I'm stronger for it, on to the next one.

Was this a property you found through mailings, MLS ? Set up the front end a little bit please. This for you to buy, wholesaling ?

I found my first offers difficult too, but they get easier. The next thing that will happen is you will get one accepted, then you'll say " Oh @^$%, they accepted my offer, now what. :-)

Haha thanks for the support @Dan Lamas. I'm still learning but I believe in what I've read "you make money when you buy" so if the numbers don't make sense then offer what you can and move on. Good luck on your first deal

Hi @Tony Gunter, I actually found this property in the first 10 minutes of "driving for dollars" on my first trip out. It was in one of my target neighborhoods and they were having a garage sale. I stopped to introduce myself and asked them if the house was for sale too? He said yes, showed me the property, told me everything he knew about his property and a lengthy story about his life. 

He then started throwing some numbers out of what he would take for the property. I never talked to him about price at first, I just told him I would look into it. He kept in close contact with me and understood that there were problems with the house. He knew he would be receiving less than FMV. I thought he was motivated and I guess he was, just not motivated enough to except MY offer. I might have low balled it too much, I was going with conservative numbers.

At least I got out there found a property and made a offer, so it was good experience.
