Need feedback on first potential deal
I live in a college town where real estate has skyrocketed the last few years. As such, not an easy place to get a good deal. But I think I may have found one that makes sense. Would love some feedback.
2/1.5 townhome in very desirable neighborhood. Things don't stay on market long at all for rent or purchase.
- Price: $72k
- Down Payment: $18k
- Mortgage: $54k ($290/month for 30 year conventional)
- Taxes: $120/month
- Insurance: $33/month
- HOA: $120/month (includes water)
Total: $563/month
Rent Rate: $750-800/month (and I already have a renter lined up)
