Best way to attract Buyer's agents
I have a couple flips which I want to sell to retail buyers. I usually put the listing in MLS for about 80-90% of comps myself (no sellers agent) via a flat fee MLS provider and market on CL, postlets, etc.
However, since most buyers are represented by an agent, what can I do to market the properties to the buyer's agents as well? I usually offer 3% commissions and sometimes even raise it to 3.5%
I could call each brokers office, but I am sure there is a better way. Would a brokers open work? If so, how is that advertised (does MLS announce this)?
