Confused about Direct Mail

Hi everyone! I am getting ready to start my first direct mail campaign! Before I start I wanted to get a better understanding of the process since I am a little confused about what happens once I do find a deal. Once I find a motivated seller and I want to put in an offer, should I just print out the California state contract and write it up myself? Should I get an attorney before starting my campaign and get them to write up an offer when I need one? I am assuming I should avoid a real estate agent in the transaction? Or does one usually get involved with private sellers? I figured if I were to get a real estate agent then the private seller would legally need to be represented as well so I would need to find them a real estate agent as well.

Okay, let’s say I get past the contract point and the seller accepts my contract. If I don’t have a realtor will my lender at this point do all the work in regards to contacting an escrow company and title company or should I have all of this in place prior to the campaign?

Sorry for all the stupid questions! There is a lot of information about direct mail itself and finding the deals, but I am just confused about what happens once you do find a good deal and you want to move forward.
