No permit for addition on potential purchase

Looking into purchasing my first property. Househack status. It's a side by side duplex. My plan is to get into this property with no money down. Live in one unit rent out the other. Im using my VA loan benefits to do so.

       The house is in really good shape minus a shared driveway that may need to get done in the future. It is also priced reasonable to comps in the area. 

        The two units in the house are identical expect for the fact that the seller added an addition to the unit he was living in. It's not a huge addition but in disclosures it shows that the seller did not pull permits to add this addtion. The addition is pretty much completed at this time minus a little drywalling that needs to be done. 

         My question is should I still purchase this house at asking price? Or not at all?
