Getting signatures with no technology

Need suggestions... we may have our first property (hope to wholesale) within our grasps if we can figure out all the specifics. The property is here in town but the owner is out of town and retired (a nice way to say they are so old they have no email or fax) so I have no idea how can I send her the purchase agreement in order to get everything rolling. 

  I'm thinking once we have the purchase agreement signed, our title company would handle the closing or is that messed up thinking too? It seems you can study and study and think you are learning but still be completely lost when that first deal rolls around and I know this is not a deal I want to lose. How would you solve this problem? Thanks
