Hey guys,
I have a big question that we do not know. First off, we are buying a home in the Wendell, NC area, this will be our primary residence.
That being said there was some repairs that we requested on the home to be done. One of the big ones was electrical, it was improperly fused, miswired in places and ect. We requested the seller to fix these, which they stated they did.
Our only issue seems to be that the seller apparently helps with electrical one the side and fixed them himself. We do not know if he is licensed, however, we are assuming he is not. Our Due Diligence Request and Agreement does not specifically list licensed contractor but it states "completed in a workman like manner." Should we be worried about the level of repairs done to electrical? I'm probably going to require a re-inspection before we agree to this.
If this fails, they missed something, is it too much to require the fixes by someone who is licensed?
