Buying Fannie Mae homes!

I've flipped homes before but I'll be purchasing my 1st Fannie Mae property in 2 weeks. I'm paying all cash but spread is tight

 I'm paying $95K it needs $30 Comps are $170. Do all FNMA property have lengthy addendums? How to get around the "90" rule?
