Finding a more experienced real estate investor
Hi, I am Dianna. I am relatively new to real estate investing and am very eager to get started. Can anyone share with me the best way to find a more experienced investor with whom I can work? I live in the metro Atlanta area.
You've found the best spot on the internet for REI info.
Atlanta has at least 2 REI clubs, and probably more. Those are great places to meet people.
Start chatting with the agents in your area. Chances are they know a few folks.
If you want to start on your own path:
1. Set, and stick to, a budget. The important item in that budget is "RE Investing Money." Every paycheck, put an amount you can afford into a separate bank account. These are the funds you will bring to the table when you want to start on your first investment.
2. Find a topic that interests you. The basics as I see them are Buy and Hold, Flips and Notes. There are hundreds more things that might catch your eye in RE.
3. Take a look at becoming a Realtor. If you buy your first place on the MLS, think of it as a 2% discount.
The biggest thing is to keep yourself interested.

I agree with Aaron, this is the best spot on the internet! And you may want to look at the calendar schedule of events at Atlanta reia and GAreia. It's another option you can look at to learn and network with people.

@Dianna Brooks Welcome to BP! If you sharpen your focus, I think you'll find some great people here and more importantly, you'll learn to self educate.
What are you looking to do?
@Rick Baggenstoss I am looking for small multi family properties.
@Dianna Brooks Four units or less is still Residential. Greater than four is Commercial. Smaller buildings ITP seem like a great idea to me in the best locations. Rents are climbing and the larger multi-family developments don't directly compete.
I have a couple of duplexes which are single family with a carriage house. The rental yield on these is far greater than single family. They tend to be priced like distressed single family vs. income based duplex.
I've not had much luck with larger than that.
@Mike O'Connor can share how they got started and bought 32 units. @Azeez K. is also experienced with MF.
As @Rick Baggenstoss said, we recently closed on a 32-unit in Cobb County by leveraging our network here on Bigger Pockets. Make sure you keep an eye out for Azeez K's Atlanta BP meetup events and start reaching out to some local investors directly for coffee. If you stay active on BP, you can really see some great benefits.

I have 15 years developing commercial, residential and multi family properties. I want to partner with as many people as possible. I am in Charlotte but I'm active in Charlotte, Atlanta and JAX, FL. I know how difficult it is getting started and trying to find some direction. I would like to expand to other markets and network.
