Wholesaling Contract Help

Hi all,

I just recently got a mobile home under contract for $975 and the homes in the area are selling at about $40000. I have a buyer who wants to do a lease option for a purchase price of $10000, $3000 down, and $600 per month for a year. Now, I am new to wholesaling and am not sure how to structure the contracts for this deal. Can anyone give me some input?
