Fire damaged property for free?

Ok so I got this VERY motivated seller who has a property he wants to get rid of for NO money! He says there is a lot of fire damage. I set up an appointment with him tomorrow morning to see the property. What I really want to know is if the property has more damages then what its worth will it just be a waist of my time? Or is there something that can be done to still make a profit? 

Property is a 3 bd, 1 ba, 1500 sq ft single family home.

Property is in a bad neighborhood and the ARV is estimated at 50k

Any advice is helpful.
