Real estate licanse or not?

Question

I currently have a job that pays about 2000 a month or 14/h. I have already taken to realestate class once but failed to take the state exam. I am mainly interested in real estate investing. Now to get to the point, should I become an agent or keep my current job and invest on the side?

Why not keep your job and become an investor/agent on the side.?

The license will help your investing. No need to work with other clients unless you want too.

Agreed, stick with the day job unless you have cash to go out and start acquiring deals now.  Also be ready to hustle, as it isn't as easy as the TV shows make it out to be.  I have a license and haven't used it to sell one property because I don't want to work with clients.  I want to focus on building a business.  It comes down to preference as well and your experience will tell you which path to follow.

Keep the full-time job, for the regular paycheck and benefits.  That paycheck will enable you to have funds to invest in purchasing real estate.  You can still get your real estate license - it's good to have.  But don't quit that "day job."

If your going to spend time investing on your own and have already taken the classes it will be a benefit to you especially since you are on call.

If you have no license you'll need to schedule appointments with Realtors to see houses etc. What if your schedule & the Realtors schedule do not jive?

With your own license you can go see homes whenever you sporadically have time.

Thank you for your reply! That was fast! I should have made it clear that my current job requires me to be "on call" so I have very little time off. And when I do get free time it's sporadic. So I guess that's why I feel obligated to choose one or the other?
