Can you advertise a listing( I seen one on Craiglist ) and look to assign a contract as a wholesaler when the listing is featured on the MLS, under a Realtors name( in essence, you broker the broker)?

For example:

" I have another deal, $125,000 ARV $255,000....hard money lenders will be there to assist you,...only 10% down,...$50,000 best. repairs,...first one to sign gets the deal,.."

...and then on the MLS it's a HomePath listed for $145,000. Is this allowed? I'm new to wholesaling and I'm not sure.
