First Deal Need Help

Hi BP Community Need your help! First Deal on the table (YEAH!!!) Trying to not have the Analysis Paralysis the deal looks like this:

Condo, 2/1, 1174 sq ft $8 per sq ft

Free and Clear 

ARV $26,300

Asking 18k

Avg Comps in area sold for $36,800

Rentals in area Avg $758

Condo Fees $220

Seller has done 85% of all repairs already.

Is this a good deal? One other thing all comps are 2/2 or 3/2 does that play a role in this being a good deal or not? HELP BP
