Investment partner for first deal - Question

I am looking for an investment partner for my first rehab.  I am trying to find an investor who will walk me through the process from start to finish.  For this I am willing to cover all of the financial costs (lending, rehab, utilities, buying, closing, ect...)  and split the profits 50 50.  

Questions is: Does this sound like a good proposal to an investor? If not, what would be acceptable for a partnership like I described?
