Wholesaling property property in the Poconos

I have a owner with property in the Poconos. It is a small simple house, but it's sort of remote and I'm not altogether confident of the comps I've been able to get. Besides that has anyone had issues with wholesaling vacation property to other investors? I'm new and eager so I'm not crazy about waking away from a deal just because it's a little difficult. Any advice on remote/ virtual wholesaling vacation properties in the north will be greatly appreciated.

There is a market for most houses, obviouly depending on price and condition. Marketing is the biggest issue as most buyers will be from out of the area and will have difficulty meeting up with you. If you are the one selling the property, it is time consuming. I know of "sellers" that spend hours waiting for "buyers" in Dunkin Donuts for prospects who don't show up on time or don'dt show up at all. If I were you, I would visit the property and determine if the "price" would encourage a quick sale, you could either pick a day (days) to meet prospects at a central location. Remote site selling is a challange. In most instances the sale requires cash buyers. Think out of the box, if there is money to be made you will find the answer. You might consider Video or photos and send them to the prospects prior to setting up appointments. Identify what recreational areas are close buy, identify how close shopping is to the dwelling, can the property be reached in the winter, make up a fact sheet so you have all the answers available. Determine the ability of the prospect to pay and there time frame to purchase to eliminate or minimize tire kickers. How much work has to be done to have the dwelling fit to occupy, is it a DIU property or does it need professional help and of course what the ARV would be. Good luck.
