Non-Arm's Length Transaction

Does anyone have any experience on how to get around a non-arm's length transaction restriction?  I am looking for solutions that would allow me to own it rather than doing something like a subject-to.

I am looking to purchase the property of a relative and getting resistance from lender due to non-arm's length transaction.  Please let me know if you need any other information to be able to assist.
