There's no real "magic" to this...
If I see a postcard from a carpet cleaner, every month for a year, I am much more likely to contact that person when my carpets needs cleaning. But if he only sent me 1 card while I didn't have the need, he is unlikely to hear from me when I do have the need.
Over time, you build your branding and create awareness with direct mail. It is direct response, but just getting a postcard from a carpet cleaner does not make my carpet dirty. =)
