Helping a seller who needs 60k to sell their home.

I have a seller who desires to sell their residence ARV 160k, ASP 130k. 100% equity. I'd like to master lease the residence for 3 years, then acquire it. However, he needs 60k (debt issue outside the home), and has challenged credit. Earns good income. How would you help him?

 I would not help him if you need $60k and are paying $130k for a $160k proeprty. You will be upside down by a huge amount.
