Advice needed on selling

Hi BP - 

I’m seeking advice on a property I own. 

It’s a single family house that I bought for $160k. I put $20k into rehab and have had it listed for 50 days at $235k. 

Given the lack of activity / buyers in the market at this time with rates, would you reccomend holding and renting it until the market is better to sell in? 

I don’t have a loan on the property and hold it cash, but, if I sell it would lend the profits as hard money and earn 10%+.

Another option is to rent it out, take out a cash-out DSCR loan, and invest the cash in another investment.
