Need advice on selling my property

I am having a hard time selling my property in Akron. It needs some work. I have had it for almost 2 years. I need some guidance. I had 3 interested buyer. One was under contract and flaked out after a few months of excuses.

Selling a home, no matter the condition, is always about price. If it's not selling, it's priced too high. If they are balking because of the work it needs, it's priced too high for the work they need to do. When something doesn't sell, it's always price. Even if it's on a highway, there is a price for that. Even if it's next to a deli, there's a price for that. If you want to get rid of it, you need to bite the bullet and take less than you thought you were going to get. What were the "excuses" they used to not buy? I bet they were valid.

The simple answer is you may be asking too much for it. Does it need enough work that it will not pass a conventional mortgage appraisal, thereby limiting yourself to cash buyers? If that is the case then you may just need to be realistic about what it is worth - cash buyers are usually investors and there has to be enough upside for them to make money.

Have you talked to your realtor about the feedback received from people that have seen the house? Are there certain things that you may be able to improve quickly and cheaply to assuage fears of some buyers? What about the people that fell out of contract? Did they discover something that was going to potentially cost more than they thought?

 Price. If it's not selling, you need to lower the price. Or hire a professional who specializes in selling this type of asset. Even then though, the price could still be the issue even with the pro doing the sale.

@Lauren Brown, a few thoughts:

1. Are you using a real estate agent? An agent becomes more useful the less cookie-cutter a deal is. They not only help you price a home and find a buyer but also how to present your home, guide you on laws like sellers disclosure, and more.

2. What do you mean by "needs some work"? Does it need cosmetic work? Does it have material defects such as a roof, foundation, heating system issue etc?

3. How are you presenting the home? You mention it "needs some work"? For example, in some cases even when the home is livable a seller might turn off utilities on a vacant house to save money. This makes it harder for a buyer to evaluate and feel comfortable paying market price for the property.

4. You mention a buyer backing out after months and don't mention a valid reason for backing out? Did you collect and keep an earnest money deposit from that buyer?

5. In general I think you need to give a lot more detail if you want good detailed feedback. If you want detailed feedback, post a link to the listing on zillow or your local mls so people can see what you are offering.

Might be a one and done post. I offered to look at the property and heard nothing. Might be why it does not sell. Communication is key
