Managing Partner Equity

Looking for advice on partnerships in short term rental purchase. Partner coming in with down payment and I’m finding the deal and managing it. I’d like to keep it with me only having equity and just paying partner back set interest rate until initial down payment is returned plus interest. Having hard time finding a deal that will pencil to make that work.

Other option is giving a small portion of equity and splitting profits and ongoing costs evenly, but not sure how much equity to give or how to logistically buy their equity out later on if I want to keep the STR for life. Advice?
