Property with difficult Realtor

Hello, my situation is simple but the agent made complex. I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).

She asked for full price, no inspection, no contingencies? Also seller might need some extra days to move out.

Details, the house has been on the market for over 170 days, fell twice already, the seller prefers a cash buyer, how to negotiate with this type of agent? She is very old school, she mentioned that the seller would only contribute to the “traditional” closing costs, around 2k
