Selling slab and block walls

Victor F Solley
Posted

Hi everyone,

I started a new construction project in Cape Coral nearly 3 years ago and after very little progress and a few escalations, I've fired the builder. I'm exploring all options at this point including finishing the home with other builders, as well as selling what has been built (slab and block walls of a single family home 4 bed 3 bath) to another builder or investor.

Does anyone have any recommendations on where to look for potential buyers for something like this?

Additionally, I'm all ears on any advice for someone in my stage. I've had several bids, all much higher than the original, unrealistically low contract price, with of course a lot of variety in the price, experience, and track record of various builders. Much to consider.

Many thanks in advance,

Victor

Talking with my friends contractors in the area... some of this contractor offered very low price for their projects betting to build many units and market changed and they simply started to file bankruptcy... when comparing cost it's common you will find higher costs ...

been in this market last few years, houses will start to move again in the next months in a normal cycle (not pandemic cycle) , if you're goal is getting long term rental in place for delay gratification... I think this city is target to that since population will keep coming due to house affordability (getting away from miami)

If you're looking for quick flip , you may have to look for a different exit strategy as different houses here has similar condition , you have some competitors .... you can go either with price reduction strategy, partnerships or use creative finance strategy

Good luck

The slab and walls in reality likely add no value to the property. Whatever you paid for that work is probably going to be lost. Many builders would not want to begin building on top of previous work, especially if it's sub standard. (why did you fire the builder? Lack of progress or poor quality?). Have there been inspections passed up to this point of construction?
