Investor financing / support option

Curious if anyone has ever heard or done something hypotethetical like this:

Currently own a home in a very gentrified area. Very valuable area near the city where land is worth a lot.  Lots of townhouses popping up.

but don't have a ton of reachable cash.

Thinking of approaching investors in hopes of the following.

1) investor pays for demo of my current home + build of new townhouse. All while I continue to own the land.  Once built and sold investor takes x% of seller profits and i take rest of profits.

goal to maximize on profit as a town home brand new is worth a lot more than what currently is there (100 year home).
