What to do next-got approve for Conventional Loan but not finding good deals

Hello everyone, I need help with getting a good deal.

I am a new in Real estate investment and working on my first investment property.

I have educated myself by reading many books from Biggerpockets and I have watched several videos/podcasts.

I have been approved by a lender for a conventional $300K loan. 

However, my review of several potential students' housing deal in Arlington TX 76013 zip code gave me negative numbers with Biggerpocket's calculator. The properties are valued too high that the best confidential rent does not justify cashflow.

Any clue of what I may be doing wrong? Is th is nature of the market we are in?

Also, any tips on best possible approach I can take.
