Which deal should I take?

I have two very good opportunities but can only buy one, which should I buy?

Opp.1 single family home for 250k appraised for 320, 4 bed 2 bath has renters for 1550 per month that have been there ten years. Have to put down about 65k and it’s in an A neighborhood 

Opp.2 Dulles for 340k appraised for 390 3bed 2.5 bath per unit that rent for 1350 and 1500. Need to put about 85k down and it’s in a B neighborhood
