looking to buy an investment property- fix an flip or a rental property (Little Rock)

Hello Everyone,

I am fairly new to real estate investing and am looking to buy my first investment property in the Little Rock area with a partner located in Arkansas. I am located in California and want to start in a market that is cheaper compared to California. I either want to do a fix and flip under my LLC or an investment property to buy and hold. I wanted some input as to good areas to look in and hear how some of your properties did whether they be a fix and flip or rental property!

Great area to invest, I have a few clients that do some good work down there, and being from AR originally myself, it is a good area to look into.

You definitely want to keep an eye on areas where the comps are going to provide a healthy cash flow. Are you wanting to do any fixing (through BRRRR) or just strictly buy and hold? If you do buy and hold, keep an eye on minimum loan amounts because I know that there are some cheaper properties that might keep some lenders from wanting to lend in that area.
