Average price for 5 bed student housing in Lehigh Valley

Hi guys - we are looking to invest in student housing and are researching the ideal price points (range is ok) to make an offer on a 5-bed 2 bath student housing property near Lehigh Valley. Zillow prices are so broad in range. Would appreciate any help/idea on what is a good range. Thank you. I understand that a lot depends on the condition of the house as well.
