I Have A Home For Sale
hey guys I have a home to sell in mobile county Alabama. I’m looking for the best way to market. Trying to avoid having to pay out any extra for agents. Any tips ?

What Zip? Is it rural or in the city? Is it free & clear or mortgaged? How many beds, baths, sq ft? Fixer or newly remodeled? Gators or Crocs? ;-)
It has been remodeled on the inside minus a few small things. The outside could use some love but not anything that would break the bank by any means. Its a mix between city and rural but mostly rural surroundings its a small town of mount vernon. zip is 36560. it is mortgaged. 3 bed 1 bath and i believe 1100 square ft.
I believe it could be a good quick flip.

Hey William-
I am an agent in Baldwin County and don't cover Mobile any longer- but I am with Greg, if you are hoping to avoid paying any commissions, I would first and foremost add your listing to zillow. (although you will likely get a zillion calls from agents wanting to list it for you, but you will also get the listing in front of lots of buyers). In addition to this, add pics, video, and detailed description to Facebook marketplace. Be sure to add some kind of verbiage stating you are not interested in renting, or you will get a ton of inquiries re: renting or rent to own. (Unless that is something you are considering- and if so, then I would make sure you have an attorney write up a vendor's lien deed and have all stipulations recorded). I also may recommend going ahead and have an inspection done, as Alabama is a buyer beware state and sometimes buyers do not want to deal with For Sale by Owner situations because they know all of the due diligence is on them, for anyone not familiar with the area, this can be scary and a turn off. But if you have an inspection in hand this may help buyers to feel a little more secure in the transaction.
