How I Made Millions Investing In Real Estate - Common Questions & Answers

List of Teaching - what you should know

New people ask all the time, "What now? and "How do I Do This . . ."and they Say, “I have Analysis Paralysis" and "I’m Just Getting into Real Estate" and "How Do I get Started" and so on. Two people just PM’d me specifically on those types of questions. 

How do you know what questions to ask? So, here’s the answer

You Start at the beginning and ask what your goal is.

Real estate only consists of a few components. 

1. Time 2. Money 3. Knowledge 4. Execution

You can learn all of it (almost for free) if you dedicate enough time to the process. You can speed up the time considerably (that takes money) by having someone take you hand in hand all the way to the purchasing and managing of properties. But ultimately, you are the one that has to execute the plan.

It's all about the "Time Value of Money" and "Missed Opportunities" and "Getting Started". What is Your Future Worth?

Since most people starting out don’t have the real estate vocabulary, I’ve taken the subjects that I teach and listed them here. You don’t have to do all of these, but you do need to do quite a few to become a roaring success in real estate investing. 

Ask whoever is going to teach you if they cover the Following and find a better teacher, if they don’t. Now, go buy some properties!

@Mike Hern I think once you've read, listened to some podcasts, followed the forums, the best thing anyone can do after building their team is simply go out and buy a SFH or a duplex and get their feet wet.

Necessity is the mother of invention and once you’re out there with a property of your own you start learning really quickly. As long as you act with authority but aren’t an A***ole you can accomplish a lot quickly.

Brandon Turner just said in a podcast I watched it’s not what you decide it’s THAT you decide. So as long as you have a vision for what you want to achieve and put a plan in place you just move towards making it happen. This applies towards rental properties as well as life.

Your plan for renovating a home might not be my plan but as long as the end result is that a tenant moves in and we collect rent money everyone is right in the end. Act with authority. Act like you’ve done it 100 times and show no fear.

Great list! Would love to know how you approach them. I've got an interesting deal on one outside of Austin in Bastrop TX . Updates are done. On Market for $340,000. Should a buyer decide to donate $175,000 to my nonprofit I'm able to raise enough money to pay off the current lien.  Then offer the buyer a deferred payment mortgage. On the front side this is instant equity of $165,000 then a deferred payment mortgage. Principal amount saved over 360 pymts is $944 a month. 7%=$23,800/12=$1,983 Combined monthly savings of $2,927. Buyer is only responsible for Tax,ins, maintenance. Will need to allow a section 8 tenant for a year.

Great summary list. Definitely agree with 1st set your goal by understanding your why then start executing on tactical goals to make the overall objective work.

It's where you find a property "off market", don't need a 20% down payment or a bank loan, you take over the existing loan, start making the payments and you own the property. You do need some money for closing and reserves and things like that. You then offer it to be Lease Optioned, you get money down from the buyer, usually 10% which you keep or you can buy another property with it. The link directly below explains more. That's all we do. As you can see from the list. it's far more than just Subto, which some people teach (incorrectly). We teach you all of the necessary components for safe, secure, successful, investing. 

As such, we work “one on one” with your most pressing issues/questions and combine that with the fundamentals up to the sophisticated investing. From crawling, to walking, to running, to setting records.
