I am looking for 1031 candidates for newer construction for long term rentals Price point max 365k per property. Which Cities would you recommend?

Hi Alex - I, of course, am partial to Kansas City. I have some good data to back it up. Investors always say that if you threw a dart at the KC Metro here you would have no trouble buying a cash flowing appreciating property. Landlord friendly, low taxes, no rent control, affordable. Are you looking for multifamily or single family?

Could check out Mauldin, SC. Lot of new builds. New townhomes selling for $220k renting for $1800 + per month. Not quite at the 1% rule but they'll appreciate nicely since it's 15-20 minutes from downtown GVL
