Business License for rental investing in WA

I plan to own my first rental property under a LLC in WA and I have my Unique Business Identification (UBI) but I am not sure if I need a separate business license to rent out my rental property?

Hello @Ankit Takallapaly!

My wife and I used to live in Cle Elum, WA and we actually helped run a vacation rental management business there for a lot of properties around the Suncadia Resort area. 

I know for that county specifically you did not need a specific business license as an LLC to have a rental property. You should however make sure that you are following the specific guidelines set out by the listing platform that you plan on using, whether that is VRBO or AirBnB or whatever.

Call the WA Department of Revenue office nearest you and ask them, they will be able to point you in the right direction.

Generally speaking opinion here -

I would suggest using an LLC for holding the property in, and a separate entity (LLC or SCorp) to operate the property management and repairs from.

Getting a good estate planning / business attorney on your team is always a good idea.
