What's Next? Help with

Hello everyone in the BP community!

My name is Adam and I'm an out of country Buy and Hold Investor. I just bought my first property about 2 months ago and finished renovating it and now I'm waiting for it to rent out. Meanwhile I'm starting to think about my next property, the problem is I don't have enough cash for any decent house.

I was always told that "cash is king", and while I had enough cash it was really simple and easy to find a good deal, but now I'm not sure what to do next, how to find the next good deal? I feel like I don't have enough experience to lend Private Money and I'm afraid to do a mistake and not get the money back to the lender, the interest rates of Hard Money Lenders are super high, I was taught that with conventional loans it's hard and complicated to find good deals and I can't find any decent deal with creative financing.

So my question is what should I do next? How do I continue from here? Did I understand it all wrong?
