Is this a good agent or should I find a new one?
I got to know this real estate agent through a referral for a rental property. I was looking for both a place to rent and a house to purchase in the mean time and at the time she wanted to rent her apartment to me. We met and then I told her that my priority was to buy a house first so then she showed me a few properties in the area that I was interested in. Her son works with her so most of the communications were between me, her and her son and her son drove me places to see different properties. I fell in love with one house that I saw and over the weekend we worked on the offer. Initially she suggested a higher bid by showing me comps for sales in both summer and fall. But I came back with a revised comp that focused mostly in the fall sales and it came back a bit lower. She agreed so we put on an offer with a price that is in the middle between her suggestion and mine. We both thought it was a strong offer (I offered 33% more than the listing price). I certainly wanted it to be the strongest offer since I absolutely loved that house. After we submitted the offer she gave me an update saying that the seller has received 10 offers in total and will get back to us in the next 24 hours. She also said that "just so you know people could change their price over night, let's hope that doesn't happen but it could". So our offer only ended up being 5th of the 10 offers and the seller went for the first bid and put the second as an automatic back up. I felt super disappointed with this outcome because my agent knows how much I wanted that house. She said that she hinted that I could raise the price but she didn't want to pressure me at that time. I wish she did.
Not very experienced with choosing agent (and I am also not great at picking up signs or reading hints) to begin with, I am wondering if there is anything that my agent could have done better? or is there signs here that suggest she is not that great and I should move on to another agent? What I am not happy with is that she always involve her son during the process (Her son is very nice but I think having to deal with two persons is not the most direct communication. I also wish that she was more candid and not afraid of being "blunt". I wished she could just tell me how likely she thinks I could win the bid after learning that the seller received 10 offers because if I knew my bid was only 5th out of 10 I would certainly have offered a lot higher.
