When looking at general properties to purchase What costs per square foot do you use as a ballpark estimate for initial estimate of reestimate of repair?

This would be the typical house with exterior paint, some landscaping, and interior rehab including kitchens and baths but not including any any redesign or structural work. Major items like roofs, and mechanicals would be additional.
