SFR investors who invested in the $150k - $200k range. What is your plan for 2014

My last SFR rental was purchased last September. I invest in the high school cluster ranked in the top 10 in metro Atlanta and these days.... I want to buy more, but I can't seem to find the deals in the particular zip codes i consider my target investment areas. My range were in the $150k - $200k from 2009 - 2012, but in 2013 the range is now demanding prices between $200k - $250k.

For those who have a similar strategy of acquiring higher end SFR portfolios in good school district, what is your strategy going into 2014 while deals are getting harder to find with tight inventory. Prices are up 18.9% since last year in my neck of the woods.

I am actually hoping for nice 20% correction in the DOW so i that more deals will can be found. Actually, I am hoping for another 2009 stock market crash so that i can pick up more premium assets.

I currently feel stuck at the moment. Are some of you sitting on the side lines? Can you relate to my post? Do i throw in the towel and start looking into 2nd and 3rd tier neighborhoods? Curious to find out what other premium asset SFR investors are doing these days

I playing with idea today of possibly investing in secured real estate notes and realized that would be a dumb move as i know very little about investing in notes.

I would assume there was a time that you knew very little about investing in high-end single family rentals, too...yet that didn't seem to stop you from being successful, did it? :-)
