Questions on the next step

Hi guys, question for you. I own a few properties and I’m looking to sell one. I built 2  three bedroom 2 bath homes on Kauai in 2005 on the same large lot. I have some good equity now, (approximately $1 mil) 4.75% is my current rate. I’m thinking of selling now but curious what my best bang for the buck would be. I like desirable vacation spots, I own 2 cabins in Lake Tahoe and a wedding venue/ vacation rental near Santa Cruz CA. I’d ideally like to do an extensive remodel on the Tahoe property but that makes the 1031 exchange a no go. Any advice on what to purchase?

Thanks
