Seller vacates before the stipulated date in U&O agreement
So I am buying my first house in Worcester MA. I am suppose to close next week and there is a use and occupancy agreement between me and the seller stating that he will live for 60 days post closing and pays rent to me. Below are the clauses from the U&O agreement that I want to better understand
"The seller shall pay an upfront fee to the buyer at the start of the seller's use and occupancy, of 2500 for said use and occupancy for the month of june 2022, prorated and paid outside of closing. Any further usage for july and august 2022 will require the seller to pay 2500 to the buyer on the 1st of each month."
Does this clause binds the seller to pay rent even if he vacates the property before the earlier then 60 days post closing?
Does this clause binds the seller to pay prorated rent for the month of june?
