Zoning Issues with First Real Estate Deal

Hello All,

I am looking to close on my first real estate deal. I am currently approved for an FHA loan and buying a triplex. I am running into an issue with the zoning. The place currently has three separate dwellings, but is zoned for two. The two units are currently occupied (one tenant on a long-term lease and the other is MTM) with solid tenants and the owner is living in the third, illegal unit. I was planning on moving into the third illegal unit, but am running into issues with the FHA loan.

Does anyone have any options as to how I could make the deal work? I know zoning adjustments can take a while to implement and I am looking to close on the last day in February.
