Transient RV Park Investors

Hello Investors.  I'm new here.  I'm a senior software developer (more than 25 years), entrepreneur, and frequent RV traveler.  I was also an Airbnb Superhost for about 18 months.  I've built Airbnb-style software for the transient RV community (all demographics, including private property).  The software is still relatively new, but robust.  I would like to get into the RV Park market with my own commercial park where the office would be replaced with software, very much like Airbnb.  This is an incubator proof of concept that could then be scaled.  

I found a small RV park (20 spaces) that has the qualities needed to roll this out.  Here are my questions for investors:

1) How viable is this from an investment perspective?  This is more of a startup idea than a traditional property investment.

2) What's your opinion of the transient RV parking market?

3) How would you value a park that is fully online and has no office costs?  Differently than traditional MHP's?

All answers and critiques are welcome.
