If you do it properly, yes. If you don't, then no.

If you can afford it, mobile home parks are far superior investments to mobile homes.

Before you do anything LEARN what you are doing. You can get a ton of information online -- just Google.

Embrace the concept "think like a person of action and act like a person of thought".

All that being said, don't be afraid to take action, and that means you should start learning immediately about any investment options that interest you.

When I got into the mobile home park business everyone said I was an idiot. Disregard what others say. Learn the basics and, if you are still interested, start making offers.

@Alfredo Ortiz Yes, investing in mobile homes can definitely work if done properly. Unfortunately, many investors who get into it and don't stick with it do not take the time to properly learn the niche. Like any business, it takes time to learn and grow. Sure, you make mistakes. But you must learn from your mistakes and keep going in order to be successful.

Unfortunately, those who do not continue with mobile home investing do not learn from their mistakes and stop. They move on to something else. And say it doesen't work which isn't true. It just didn't work for them.

If you're going to learn about investing in mobile homes, it's best to read a few books on the subject. Make a plan and take it slow. Learn your market and do your first deal. And, see if you like it. This will enable you to get into the business and learn it with less risk than doing a bigger deal.

@Alfredo Ortiz as @Frank Rolfe mentioned above, if you can afford it, mobile home parks are a better investment than mobile homes.  With that said, there is a LOT to learn about MHPs so before you jump in take the time to learn as much as you can.  There are great courses (Frank's MHU is one of the best) and books, and podcasts out there.  The big difference between other commercial real estate and MHPs is the fact that the tenants in a MHP own their own homes.  Due to that single item, MHPs can be far more stable as an investment, but they can also be a lot more complicated. There is another whole set of laws focused on the tenant ownership in a park, and that doesn't even include the regulation around carrying paper when you sell a home to a tenant. Pay close attention and align yourself with an experienced attorney when you build out your team. Also, consider the fact that in this business you will have vacant homes to renovate, vacant spaces to fill, and infrastructure to deal with.  However, IMHO the extra education and work required to master MHPs is worth it, since when you are done repositioning a value-add mobile home park, you will have some of the most stable cash flow real estate has to offer.

You’ve already heard it’s worth doing if you do it right. I’ll add figure out what niche within Mobile Homes fits you best.  Do you want to buy just the mobile home and rent/sell on payments?  do you want the buy the entire park?

Do you want to buy just a single home and the land and rent it out?
