I have an opportunity on a 40 acre lot zoned mobile home. I was hoping someone could help me understand how to best analyze the deal, what pitfalls to look out for, etc.

Check if its in a flood zone

Is it private utilities? Are city utilities along the lot line/road or close by

Find out how much infrastructure cost involved.. water, sewer, roads and electricity if applicable
