I'm looking for a property management company for small mobile home parks (10 pads) in the Pensacola area, and recommendations? Struggling to find someone because of the size.

I would echo what both @Brenden Mitchum and @Rachel H. recommend. With smaller parks, if you are lucky and have a tenant with the skillset, that can be a big help, and a residential PM can work quite well. My first park way back in the day was this kind of park and a local residential PM who managed SFR and small apartment buildings worked perfect for me.
