Renting out land

I've got an offer out on a small acreage parcel. I could put a mobile home on it and rent or sell, or I could just sell it. However, I'd like input on another option; renting just the land.

I think it would be a fit for someone to put a mobile home or RV on to it. It has utilities in place as there was a home there that burned. How likely would it be to find a renter for the land at say $300-$450 per month? The land is wooded, somewhat secluded, and on a county road 40 minutes east of Dallas, TX. Other considerations?
