Is there a way to wholesale a mobile home since a traditional real estate contract is not used?

@Dusty Lewis If it's just the mobile home itself as "personal property" (not attached to land), then it's kind of like a contract to buy a vehicle as personal property. The contract would just reflect that. There are some sample manufactured home purchase agreements in books on the subject. You can start from there and have an attorney in your area review any contracts you plan to use. If wholesaling, you can either take title to the property and resell using another contract to the end buyer or assign your interest in the purchase contract like any other wholesaling deal. Hope that helps!
