tenant comes with rental

Hello!!!  I have put in an offer for 2.22 acres of land with 2 mobile homes on it that I would rent out.  The 2 bedroom mobile home has a lady already renting it and she doesn't want to move. My question is, what would be the best way to go about the "move in inspection"? Obviously, there are things that need attention after her 3 years there, but how to determine its "move in condition"?
