Paying/Collecting Sales Tax

Technically, you are supposed to pay sales tax on the total sale price of any MH you sell. And because I plan to buy/sell a number of homes, I am in the process of getting my broker's license, and will therefore have to pay the sales tax on each.

I'm curious how others deal with collecting sales tax from their buyers?

Do you increase the down payment amount to account for it?

Do you calculate the tax and have your buyer pay for it at the time of purchase?

Do you just cover it out of your own profits and not bother collecting it from the buyer?

Something else?
